Landlords’ stunning demands

Potential tenants in Attica are coming across some crazy asking prices by owners. Some of them are putting exorbitant demands on their assets because they think or are convinced it will be easy to find a tenant due to the supply shortage, or because they want to make up for losses from defaulting tenants.

One comes across ads like one for a 34-square-meter flat in Neo Psychiko which is offered for 600 euros a month – i.e. €17.6/sq.m. The average asking price in the wider area is around €11-12/sq.m. – of course, larger properties are also included, where the rental cost ratio per sq.m. is lower. Particular interest – although probably for the wrong reasons – will also go to the rental office for a third-floor apartment of 85 sq.m. on Spyrou Merkouri Street in Pangrati. For this renovated “diamond” the monthly requested rent reaches €1,300 or €15.3/sq.m. The average asking price in the center of Athens is now around €11/sq.m.

Even more interesting is the ingenuity of some owners. In central Athens, someone has converted the loft of a shop inside an arcade into an apartment, with a bathroom. The monthly cost for this “apartment” is a cool €350. The view to the rest of the arcade is unobstructed, except for the safety bars through its single window.
